A little insight into what’s helping to fuel downtown Phoenix’s transformation
From the Arizona Republic, a summary of the build-out of the Phoenix’s Downtown Biotech Campus:
At build-out, the concept calls for nearly 6 million square feet of space, including mid- and high-rise research and education buildings. It even envisions possible changes to Arizona State University’s Mercado complex south of Van Buren Street. That area falls under city ownership in 2024.
Meanwhile, the state’s three public universities plan to ask the state Legislature for $470 million to build the next phase of the campus.Now:

C. Translational Genomics Research Institute.

Phoenix tops second home destinations
Phoenix Business Journal, Cathy Luebke, New York magazine lists Phoenix among top second-home choices:
Phoenix is one of 11 cities touted as “Best Places to Live” in the current issue of Resident magazine.
“Phoenix residents enjoy low housing prices and fine weather,” the New York publication said in its review of top second-home locations.
The magazine also lists Santa Fe, N.M.; Boston; Atlanta; Louisville; Palm Beach, Fla.; Denver; San Juan, Puerto Rico; San Jose, Costa Rica; Minneapolis/St. Paul; and San Diego.
The magazine notes the ups and downs Phoenix area’s housing market, but says winter visitors continue to drive demand for luxury properties in Paradise Valley and Scottsdale and that bargains abound despite the rise in housing prices.
Maricopa is one of nation’s leading growth centers

44th Street & Camelback gets approval from Planning Commission
The redevelopment of Camelback and 44th St. takes a major step forward: Camelback, 44th projects get first approval
The intersection of 44th and Camelback could get a new look soon, as the Phoenix Planning Commission approved projects on three of the corners. The recommendations now go to the Phoenix City Council for final approval.
In a meeting that went late into the night, the commission:
• Unanimously approved a project on the southwest corner that wraps around the existing Londen Center. Commissioners and the public praised the company for working closely with neighbors.
• Approved with one dissent a retail and condo building on the southeast corner, with preservation of the Chase Bank building. Public opponents said the project would put up a wall between their neighborhoods and the intersection, agreeing with Commissioner Tom Awai.
• Approved on a 5-3 vote a large mixed-use project on the northwest corner. The project remains as planned except that proposed heights of 98 feet in the center were reduced to 70 feet to conform with the Londen building across the street.

Phoenix Planning Commission to consider revised plan for SE Corner of 44th & Camelback
On October 10th, the Phoenix Planning Commission will consider the revised plan for the SE corner of 44th & Camelback. The applicant has altered its proposal from its original which included the demolition of the existing Chase Bank. The new proposal includes an Historic Preservation overlay of the bank building. Such an overlay would recognize the building as a historic structure and if, at anytime in the future, plans for removal of the bank come into play, the issuance of a demolition permit would be delayed for one year.
